Rental Turnovers & Bank-Owned Homes

Clear the Property and Get It Back on the Market

What We Clear After an Eviction or Foreclosure

A vacated unit rarely comes empty. Our crew works Mon-Sat, 7AM-7PM, and meets a manager or agent on site, or works from a key or lockbox code. We remove:

  • Furniture, mattresses and box springs left in the unit
  • Appliances, electronics and household goods
  • Clothing, boxes and bagged trash
  • Garage, shed and yard contents
  • Spoiled food and debris from a unit left in a hurry

We clear apartments, single-family rentals and whole houses in one visit, then sweep out so turnover can start.

Washington’s Rules on a Tenant’s Belongings

When a sheriff executes a writ of restitution, Washington law (RCW 59.18.312) sets out what happens to what the tenant left:

  • The landlord must store it if the tenant asks in writing within three days of being served the writ.
  • If the tenant objects to storage, or makes no request and the landlord chooses not to store, it goes on the nearest public property.
  • Stored property worth more than $250 can only be sold 30 days after notice of the sale is mailed or delivered.
  • At $250 or less the wait is seven days, but personal papers, family pictures and keepsakes are excluded from that shorter route.

An abandoned unit runs on a 45-day notice under RCW 59.18.310, and a deceased tenant’s belongings follow RCW 59.18.595 instead. This is a summary, not legal advice. Confirm your timeline with your attorney before we load anything.

Foreclosures and Bank-Owned Homes

After a trustee’s sale in Washington, the buyer is entitled to possession on the twentieth day following the sale as against the former owner (RCW 61.24.060). A tenant renting the home is treated differently: the buyer must either offer a new rental agreement or give written notice to vacate at least sixty days out.

Once the house is legally yours to clear, we empty it in one visit and set aside documents and photos for you to deal with. For estates and ordinary move-outs, see our full cleanout services or storage unit cleanouts.

Eviction & Foreclosure Cleanout Questions

Quick answers for landlords, property managers and agents.

How much does an eviction cleanout cost?

Pricing is based on how much truck space the contents take up, plus material type and labor. We give a rough estimate over the phone or from photos, then confirm the firm price on site before we load anything.

Do I need to be at the property?

Someone has to give us access: a key, a lockbox code or a manager on site. Tell us how access works when you book.

Can you clear the unit the same day?

Same-day service is often available when the schedule allows. Call us Mon-Sat, 7AM-7PM to check.

What happens to personal papers and photos?

We set them aside rather than load them, so you can handle them the way Washington law requires. Point out anything else you want kept before we start.

Can you clear a unit before the legal waiting period ends?

We clear a property once you, as the owner or manager, confirm it is legally ready to be cleared. Whether belongings count as abandoned is a decision for you and your attorney, not for the crew.

What can you not take from a vacated property?

We cannot haul household hazardous waste, including paint, oil, chemicals and asbestos. Your local county handles those. Everything else non-hazardous is generally fair game.

Do you do eviction cleanouts in Portland, Oregon?

Yes. We serve the Portland, OR metro alongside Vancouver and Clark County. Oregon has its own rules for a tenant’s belongings, so confirm the Oregon timeline before we schedule.
